Advent was engaged to provide the structural design for this medium density development at a sought-after location in Glen Waverley. The structural design included a piled retention system to create the basement, conventional concrete for the transfer slab and light weight construction for the upper floors.
The architectural design for boutique apartments over three levels with a basement carpark provided an interesting challenge for the team, by requiring a large cut-out in the conventional slab to be accommodated without reducing the vertical clearance in the basement. This was achieved by re-configuring the beam layout and designing concealed beams within the slab.
The innovative light weight wall design used fire check plaster on either side of the party wall and on the ceiling rather than extending the fire wall to the upper floor. This solution significantly reduced the cost to the client by eliminating the need to provide intumescent paint to protect the structural members.
